Roof Leak Repair & Waterproofing Cost in Malaysia (2026)
Roof leaking again? Real 2026 Klang Valley prices for finding and sealing leaks, replacing tiles, gutters, flat-roof membranes and bathroom waterproofing.
Short answer: fixing a typical roof leak in the Klang Valley costs RM300–RM600 per leak point, or RM500–RM1,500 if the contractor first has to find where the water is getting in. Replacing 5–10 broken roof tiles costs about RM200–RM400. Flat-roof waterproofing runs RM8–RM20 per sq ft, and redoing a bathroom's waterproofing costs RM1,500–RM5,000 because the tiles have to come off.

Is it really the roof?
A lot of "roof leaks" are actually blocked gutters overflowing into the ceiling, especially during heavy afternoon storms. Before paying for roof work, check that the gutters and downpipes are clear. Other common sources are cracked flashing around walls and chimneys, broken or slipped tiles, and failed waterproofing on flat concrete areas.
In a condo, water coming through your ceiling usually comes from the unit above. Report it to your management office (JMB or MC) first — inter-floor leaks are handled under strata rules, and the cost may not be yours.
Red flags
- A membrane waterproofing quote of RM4–5 per sq ft. That's too low to be a proper job.
- A contractor who sells their own coating pushing a full roof recoat for one leak.
- No water test after the repair to prove the leak is fixed.
- No warranty terms in writing.
Roof leak FAQ
When is the best time to fix a roof leak in KL?
As soon as you see it, and ideally before the year-end rainy season. Small leaks soak ceiling boards and wiring, and a RM500 repair can turn into a ceiling replacement.
Should I waterproof my bathroom without changing the tiles?
Surface coatings can slow a minor leak, but a failed membrane under the tiles can only be fixed properly by removing the tiles. That's why full bathroom waterproofing costs RM1,500–RM5,000.
