How often should an aircond be serviced in Malaysia?
In KL's heat and humidity, a unit that runs every day usually needs a standard service every 3–4 months and a chemical wash about once a year. Bedroom units used only at night can often stretch to 4–6 months. Don't wait for the calendar if you notice weaker airflow, a musty smell, water dripping from the indoor unit or a jump in your electricity bill — those are signs the coil and drain are already dirty.
Standard service, chemical wash or overhaul?
A standard service cleans the filters, cover and coil and flushes the drain while the unit stays on the wall. A chemical wash removes the cover and cleans the coil and blower with a chemical solution — the right choice once a year or when cooling has dropped. A chemical overhaul takes the indoor unit down so the blower wheel and drain tray can be washed fully, which is what very dirty or smelly units need. Why is my aircond leaking water?
The most common cause in KL homes is a blocked drain pipe — dust and algae build up until water overflows from the indoor unit. A dirty coil, a unit that isn't level, or a cracked drain tray can do the same. A service usually fixes it. If water is running near a power socket, switch the unit off at the isolator until it's checked.
Not cold enough: is it the gas?
Low refrigerant is only one possible cause. Clogged filters, a dirty coil, a weak fan motor or a failing capacitor or compressor can all make a unit blow warm air. A proper check measures the system pressure before any top-up; topping up gas without finding the leak just means paying again in a few months. Most newer units in Malaysia use R32, and older ones R410A or R22 — it's printed on the outdoor unit's label.
Servicing an aircond in a condo
Condo outdoor units often sit on a narrow AC ledge or a bracket outside the window, and some buildings only allow contractor work during set hours. Send a photo of where your outdoor unit is and tell us the building — we'll check access and any management rules before we come.
