Common plumbing problems in KL homes
The jobs we see most are dripping taps and mixers (usually a worn cartridge or washer), toilets that keep running, blocked kitchen sinks from grease, smelly floor traps, low water pressure, and concealed pipe leaks behind bathroom tiles — especially in older condos and terrace houses. Most of these can be diagnosed from a photo or a short video before we visit.
Concealed pipe leaks: how they're found and fixed
Signs of a hidden leak are a damp patch or bubbling paint on a wall, loose or hollow-sounding tiles, water stains on the ceiling below, or a water bill that jumps for no reason. The fix is to isolate the line, open only the small area of wall or floor where the leak is, replace the damaged section and re-tile. In a condo, if the water is reaching the unit below, tell your management office early — inter-floor leaks are handled under strata rules.
Why is my water pressure low?
In landed homes the cause is often the roof tank — a low water level, a stuck float valve or sediment in the outlet. Clogged tap aerators and shower heads, a failing booster pump or narrow old pipes in older terraces are the other usual suspects. On upper floors of older condos, a shower heater with a built-in pump can make a big difference.
Blocked sinks, toilets and floor traps
Kitchen blockages are almost always grease; bathroom ones are hair and soap. Avoid pouring repeated chemical drain cleaners into old pipes — they can damage joints without clearing the blockage. Mechanical clearing is safer and usually fixes it in one visit.
What to do in a plumbing emergency
For a burst pipe, water coming through the ceiling or water near electrical points: close your main water valve, switch off power to the affected area at the DB box, move valuables away, and WhatsApp us a photo. We'll tell you straight away whether it needs an urgent visit.

- How fast can you fix a leaking tap?
- Most leaking taps are a 30-minute fix. We can usually get to you same-day if you're in the Klang Valley.
- Do you handle emergency burst pipes?
- Yes. WhatsApp us with a photo and we'll dispatch the nearest plumber. Burst-pipe response is usually under 90 minutes in central KL.
- Will you charge for a site inspection?
- Never. Quotes after a photo are free. If we visit and you don't proceed, there's still no charge.
- Do you supply the parts?
- Yes — taps, cartridges, washers, pipes, P-traps, water heaters, all sourced and quoted as part of the job.
- Where is my main water valve?
- In landed houses it's usually next to the water meter near the front gate. In condos it's often in the kitchen, utility area or a riser cupboard outside the unit — your management office can show you.
- Can you fix a leak without breaking tiles?
- Sometimes — leaks at taps, fittings and exposed pipes can be fixed without any hacking. Concealed pipes need a small area opened up, and we re-tile it after.
